FlowStation was founded on direct experience with Canada's permitting system—not theory.

The founder spent years in municipal software, first helping small Alberta counties modernize their development approval workflows, then working inside the City of Calgary maintaining the systems behind building and development permits. That work revealed where the process consistently fails: compliance issues that could be caught before submission, but aren't—creating costly revision cycles for builders and unsustainable review volumes for planners.

FlowStation was built to solve that problem at the source.

Canada ranks 34th out of 35 OECD countries for permit approval speed. A construction permit takes an average of 249 days—three times longer than in the United States. In the GTA and Vancouver, approvals take four times longer than in regions with affordable housing.

This isn't just a bureaucratic inconvenience. Between 2019 and 2024, permitting delays added an estimated $6–8 billion in lost productivity to residential construction costs. Every day a permit sits in review, builders pay carrying costs: property taxes, insurance, loan interest, lost rental revenue.

Much of this delay comes from avoidable revision cycles—applications that get sent back because a setback was wrong, a parking count didn't match, or a bylaw changed and nobody caught it. Flowstation exists to catch those issues before the city does.

How We Work

FlowStation is an AI-powered pre-check tool that catches compliance issues before submission. These mechanical checks consume 40–60% of a planner's review time and cost builders delays, carrying costs, and avoidable revision cycles.

Our AI reviews drawings against the exact published bylaw for the property's zone. Every finding cites the specific subsection. This is advisory pre-checking, not automated permitting.
